PROJECT PROFILE GOVERNORS POINT

Governor's Point is a high-end condominium community located in Covington, Kentucky on the Ohio River facing down Cincinnati. Rents Management contacted Foam King Industries regarding multiple issues with their roof. The existing ballasted rubber roof was failing and their were over 50 leaks throughout this property. After careful consideration Governors point and Rents Management awarded Foam King Industries this very difficult project. This project had 9 different levels ranging from 7 stories to 1 story and limited to 1 staging area for all work to be completed. There were a total of 80 air conditioning units throughout the different roof levels. Two walk out patios one on the commissary roof and one for the 2-penthouse suites. There wasn't enough money in the budget for the air conditioners to be disconnected and moved for the new roof installation to be done. Foam King installed new box curbs under all a/c units to save the tenant this expense.

Scope of work:
  • Dry Vac existing gravel from EPDM roofing
  • Remove existing rubber roof to expose insulation
  • Remove existing wet insulation and replace
  • Install new 1/2'' high-density recovery board over existing insulation on lower roofs
  • High roof areas to be removed to the existing concrete deck
  • Fasten recovery board with 3.5'' deck fasteners
  • Install new metal edge on the gutter side of the high roof areas
  • Spray 1.5 inches of UCSC polyurethane foam
  • Install 2.5 gallons of Neogard silicone with ceramic granules
  • Remove all concrete pavers from the existing roof
  • Remove all wood screens surrounding existing a/c units on lower roofs
  • Remove wood patios and install metal support stands for new deck
  • Install metal roof stands around lower a/c units for new screens
  • Install new a/c curbs for each a/c unit
  • Install walk mat in various areas
  • Install new roof drain covers
  • Provide 15-year full system contractors warranty
